While there may be some changes that make property investment less profitable from a cashflow perspective, any new legislation is likely to be incremental only. In this episode, we discuss how one of split banking's greatest benefits – the ability to borrow more – no longer exists. This was caused by the removal of the LVR restrictions by the Reserve Bank at the start of the first Covid-19 lockdown.  So should you still do it? We suggest that you should, not just because of the other benefits of split banking, but also because the removal of the LVR limits are temporary. So, if they come back in, you still want your portfolio to be in the most equity-efficient position. In this episode, we detail the winners and losers, 5 months after the start of the first lockdown. This comes from a dataset of over 2800 suburbs from around the country, where the median change in value has been measured at March 24th and the 31st of August.   The biggest winner was Whanganui with a massive 19%+ increase in values in the 5 month period.
