Whilst I am always a "glass half full" kind of person I want to give you a balanced view of Commercial Property Investing, including some of the challenges. Any one of these could be your excuse for deciding not to get involved in Commercial Property. It isn't straight forward and there are barriers to entry, but most of those are mindset barriers rather than actual market challenges. Mike Stenhouse is the host of the hugely successful Inside Property Investor Podcast. He joins us to share his experiences of mixed use developments and Commercial to Residential projects. You may think we have it all worked out, but some of these embarrassing stories might shed a different light. 😀 Over the last 20 years there have been some interesting customer experiences. There are 4 key stages of a project that add value and importantly take a slice of the profit: Finding & buying the property Designing the redevelopment for the optimal outcome The actual redevelopment and fit out Ongoing Operations of the space If you think about it, without the experience or understanding of operations how can you design the optimal space? And without the building acumen how can you know if an old redundant building can actually be converted into what you need? All of these skills are interlinked. Does your design and building team know the intricacy of making it all work?
