He's the global strategist for Rabobank.Today I've learnt A LOT from this discussion, including why Central Banks worldwide have taken a keen interest in the environment, and Central Bank Digital Currencies recently.Programmable currency can ensure capital and resource is directed towards green infrastructure projects. Assuming the currency is linked to a common objective of a large trading block (say Europe, North America, Australia and NZ?), you now have an idea of what could make a new base for a common currency.A CBDC backed by carbon? It's hard to say if that plays out, but either way it means the shift towards this transformation could come at the cost of producing goods and services for consumption. If the supply side falls, higher interest rates have to beat down consumer demand even further.In other words, under this hypothetical scenario – things get really expensive for you and me, and our standard of living for the first time in a long time, may broadly decline.Still, we'll likely do it for a good cause...CBDC’s. Previously known as a solution looking for a problem, now appear to have a purpose in the green transition. Bonds: Wrong Type of Risk, Wrong Time, Ep 296

It's at least a theory or at best, mere speculation, that we're already in a new regime, where bonds don't provide the same value in a balanced portfolio. A lot of things don’t work quite the way they normally would have in the past. I guess what’s good about this for the everyday investor keen to push forward with a bit more understanding - given the amount of change afoot, don't worry if you don't have a degree in this stuff already. You could skip the formal education and to be honest, it may make it easier.Central Banks and/or government, have created so many distortions with their interventions, that multiple patches are starting to rip at the seems. Personally, I can’t believe how far something that that can go on for, before things start to break. Then again, perhaps it’s always been broken, and that’s why it kind of why it works (and will always likely work).Both shares, and bonds have been declining at the same time though. Was it really a crisis though? "a range of symptoms including diarrhoea and vomiting" Google reveals a nuance yet again. Diarrhoea begets more Diarrhoea. As the supply of money rises, the global financial system needs more new money just to keep it together, which in turn, requires more money creation to occur. If not assets, then something else.It's a bit weird how it all works to be honest. But it's probably nothing.Right now, just because interest rates are high and banks are slamming on the breaks. It doesn't mean the money printers been turned off. No no no. It's just facing another direction. War is expensive, re-building's expensive, getting off fossil fuels... phew!Is it possible interest rates will continue to rise and stay elevated for years? I wouldn't bet on it. Commercial Property Investment Foundations, Ep 290

There are different types of commercial property investment: Direct, syndicated, un-listed, listed, managed funds, and index funds. On top of that, you have various subsets within the commercial property sector, all with their unique set of pro's and con's to consider. For those who seek either the chance to influence value, or a great source of cashflow in retirement, commercial property should be considered.Note this episode is a re-edited version of episode 80, where I had Brandon Wilcox and Jack Revill on to discuss commercial property. Next week I have Carl Burling and Jack Revill on (again) to discuss 'what's next' for commercial property. Investing in un-listed funds of all sorts can be part of a valid investment portfolio. Just like any one of your components [be it property, individual shares, and even cash], you have to accept a set of known, and unknown risks in order to obtain the return you seek. The disclosure rules are a little less prescribed with un-listed companies though. This may increase the odds you haven't had an opportunity to perform due diligence (relative to say, shares in Air NZ for example). Provincia offers un-listed shares in a commercial property fund, and they're currently seeking funds. Please do your own due diligence and seek advice from an accountant, lawyer, or financial adviser, if you require sign-off for becoming an 'eligible' investor (as per the following rules).Hey!
