EP140: Shaun McCloskey on Living a Lifeonaire Lifestyle

Shaun McCloskey has been a real estate investor since 2001 and is the co-author of the book Lifeonaire, a philosophy not dedicated to money, but to a long-term vision for your life. On today's show, Alex and Shaun will not be focusing on real estate investing. Instead, they'll be talking about why having a vision for yourself will make you a happier person. Facebook can be very, very deceiving. Goal-setting and setting a vision are two very different things. How can you have fun and be present with your family now instead of waiting to blow 10 grand at Disney? Shaun's father worked himself to death, essentially. He died at 53 years old. That 'someday' to spend more time with his family never came for him. The vision you have for your life is more attainable than you think. Alex wanted a beach house, but Shaun took him down a path of 'why' seven levels deep. Alex ended up finding out the real 'why' he wanted a beach house. Well, Brent shares his tips and tricks on how to get a potential seller on the line to discuss the possibility of selling their home. Joe McCall has found a way to work remotely, only 3-4 hours a day while making deals. He decided that he didn't want to wait till he retired to enjoy life. He wanted to do it now! So, he put strategies in place where his business can run without him. Now, he is able to travel the world with his family and have little-to-no stress because of it. EP133: How To Convert More Appointments Into Deals

On today's episode, Alex discusses how you can turn your appointments into real deals. Before you start talking about money, get to know the seller's motivation, and why they want to sell. When you know their motivation, prices can fluctuate dramatically. Also, never go into a meeting unprepared. You want to have your numbers front and center, and be ready to explain to the seller why you're approaching them with those numbers. Key Takeaways: When Alex approaches the seller, he takes price and money off of the table. He first finds out what their motivation is for selling. Don't approach meetings and appointments and phone convos with sellers as a negotiation. You want to be standing shoulder to shoulder with them, not making them feel like it's a you, vs. them. Preparation breeds confidence. Go into the meeting with the seller as prepared as you can be. Don't be creepy, but check them out on social media and see what some of their hobbies and interests are. Print out your comps and also check out the house in person or on Google street view. The best way to relieve some of the pressure when having you or your team in the seller's home is by explaining to them right away what they can expect from your being there. EP132: Bobby Suarez on Build Relationships in the Industry

Bobby Suarez has been investing in real estate since 2008. Last year, he and his assistant alone did 70 deals together. Bobby gets most of his deal flow through the relationships he's built. He doesn't do any direct mail campaigns, but still manages to close 7-10 deals a month. Bobby explains on today's show what his secret sauce is, and how he is able to get so many deals with a very little marketing budget.
