Title: EP181: Here's How To Get Anything You Want?!
When you set your intentions, good things happen. Alex recently got the office space he wanted, which is literally minutes away from his house and the building had a waiting list on it! How did he do it? Persistence and commitment, but most importantly, setting the intention and not giving up. Key Takeaways: Be insanely intentional about what you want and why you want it. What are your needs and what are your wants? Assess your priorities and then come up with a plan. Three years ago, Alex's average profit per deal was hovering between $12 - $13K. When Alex set the intention to aim for $20K per deal … Guess what … his team did it. You've got to get buy-in from your team. If you don't ask, then you don't receive. Alex never wanted an office, but with two young children running around at home, Alex couldn't work from home anymore and had to find office space. Since Alex wanted something within a 5-minute drive, Alex started knocking on businesses' doors looking for office space! Doughnuts! Doughnuts are your friends. This is the perfect example of what being insanely intentional and committed to something looks like. Sometimes you gotta think a little bit outside of the box and get creative. Know why you want something, set your sights on it, and then don't take no for an answer. The more nos you get, the closer you are to a yes. EP178: Five Ways to Elevate Your Cold Calling Game
On this week's show, it's just Alex on the masterclass. He has five tips to share with you about how you can up your game in cold calling. Cold calling has done really well for Alex's team over the last few months and he doesn't want you to miss out on the opportunity either! Over the last four to five months, Alex's team has made $220K in gross profits just from four deals made through cold calling. What are some of the expenses associated with outbound dialing? Alex's average profit per deal is normally around $20K but with outbound dialing, it's around $55,500. Alex has a dedicated cold caller and his two acquisitions managers spend a b/w 6-8 hours on the dialer (per day). Go negative with your questions. Alex explains what this means. EP177: You Can't Control What Happens to You, but You Can Control How You React.
Sometimes, things just don't work out and, through no fault of your own, it can set you back. Instead of complaining and wishing for things to be different, figure out how you can turn this experience into a positive. EP176: 18-Year Old Kid Crushes 3 Deals in His First 90 Days for $55k Profit
Zach Ginn is 18 years old and has closed three deals within 90 days. He had to leave his high school classes just to answer calls from potential sellers. In fact, Zach only had $300 to his name when he first got started in this industry, so he knew that he had to put in sweat equity in order to make it. However, the biggest takeaway you can learn from Zach is that mindset counts and is a big part of your success in this business. When things were not looking great, Zach still had the right mindset with real estate and that helped him keep pushing forward. Even though Zach's dad is in real estate, Zach had to figure out this business all on his own. Zach was reading 2-3 real estate books a week while he was working as a bag boy. How did Zach find out the difference between motivated and unmotivated sellers? Motivated sellers are very easy to talk to. They're eager to get rid of the house. How did Zach come up with his own script when he was on the phone with potential sellers? How did Zach finally get his first deal? Zach knew he could make money in real estate. He knew it was possible and he kept having that mindset even when things weren't looking so good. Did Zach have any objections when working with motivated sellers about his age? Zach talks about the third deal he closed on and what he learned from it. Zach went from making $8 an hour to making $55,000 in 90 days. What's next for Zach? EP175: How Are You Going to Grow Your Business Without Your KPIs?
This week's episode is all about KPIs (Key Performance Indicators) and why you should be tracking them! If you want to reach a certain income goal but are not tracking how many leads get converted into deals, then you're seriously flying blind. On the show, Alex offers advice as to what you should be tracking and even gives a full breakdown of what he and his team are currently keeping track of. Chris Arnold and Scott Orbon are the owners of COSA Investments and they've been wholesaling in the Dallas, TX area for the last seven years. They currently close around 11 deals a month and have a team of 15 people working for them. Chris and Scott are very diligent about not clogging up the acquisition manager's time. Their sole purpose is to close deals, not run around town looking at properties. On today's show, Chris and Scott outline how they save time by structuring their team to work smarter, not harder.
