EP191: How To Attract Top Performers and Become a Talent Magnet

Alex read a really good blog post on Michael Hyatt's blog by Mark Miller. In the article, Mark outlines what top talent needs from their company in order to keep their attention long term. Turns out, money can only get them so far before they start to look elsewhere. Find out on today's episode what — REALLY — attracts and keeps top talent. Key Takeaways: One of Alex's goals this year was to help more people but to also empower and bring up his team, too. How are you attracting your top talent? Money does not attract top talent long-term. Your team will not last forever. People will leave. However, that doesn't mean you should make bad hires because that's going to set you back. Top talent wants a better boss. People want their boss to care about them professionally and personally. Top talent wants to know that there's growth ahead. They want to be challenged. Top talent wants a company with purpose. They want to work with a company that's aligned with their values. Why does your company exist? What's your purpose? EP190: Larry Goins Dives Into How You Can Scoop Up HUD Properties for Pennies on the Dollar (Literally)

Larry Goins has been in real estate for the last 30 years and is a well-respected name within the real estate industry. Larry is based out of North Carolina and is in a very hot and competitive market. How does he find unique deals in his state? Well, on today's show, Larry explains how HUD properties help him get the competitive edge and close those deals. Key Takeaways: Today's show is all about HUD properties, which has never been covered on the Flip Empire Show before! What exactly is a HUD home? How do you bid on a HUD home? Larry has an assistant, who he likes to playfully call the 'HUD Muffin', to help him bid on properties. When you bid on a HUD house, only one of three things can happen. How does Larry's HUD Muffin calculate which properties to bid on? How is Larry about to get these homes at such a deep discount (They're going for 50-70% off market value)? Look for uninsured properties and properties in smaller towns. How do you spot a mispriced property? What's the competition like in this space? How is it possible that Larry's VA makes 90 bids in 45 minutes? Larry has a book specifically about HUD Homes if you'd like to dive deeper into the subject. Link to the book and spreadsheet in the show notes! Where does Larry see the market going six months from now? Alex received some great feedback about his episode on tithing and received a listener question seeking advice as to where is the best place to tithe. The church or someplace else? To be honest, Alex doesn't always tithe to the church, but he offers some advice as to how you can best approach how you give back to God. Key Takeaways: Thank you so much for listening to the show. Please keep giving Alex feedback! Alex recently received a question about tithing. Alex has gone through different variations of tithing. You have to tithe the way you feel is best. EP188: Greg Helbeck & Alex Pardo Role Play a Face-to-Face Seller Appointment, and Then We Break It Down So You Can Understand the Sales Process (and Leverage the Same Proven Framework To Drive More Revenue) - Part 2

This episode is part two of the masterclass with Greg Helbeck, who has only been in the real estate business for the last 2.5 years. He's gotten so good at the sales process that his sales mentor, John Martinez, has hired him on his team. Be sure to listen to part one before checking this show out! Today's episode focuses on what the sales process looks like face-to-face. Greg and Alex do a quick role-play session at the beginning of the call and then Greg breaks down why he said what he said. Key Takeaways: What does an ideal face-to-face 'sales process' look like? Alex and Greg do a quick-role play. What can you take away from this quick role play session? Greg shares his tips. You biggest leverage as a homebuyer is the offer. Greg brought up all the objections before making his offer to see how motivated the seller was. Greg went for the "no" real quickly in the sales process and used price anchoring to help the buyer become more comfortable with the low numbers. Greg also asked the seller a 'picture perfect' question. What is this exactly? If there is no seller pain, then there will be no sale. Why was Greg's offer so specific, even down to the dollars? Mentioned in This Episode: You can connect with Greg Helbeck on Instagram, Facebook, or visit his company here. Tweetables: "I brought every objection up that could happen before I made my offer." "Your leverage as a homebuyer is the offer. The seller's leverage is the pain." EP187: High-Level Advice I Received from a Wholesaler Closing 25+ Deals Per Month (and it's not what you might think)

Alex recently spoke with a super successful wholesaler and he gave Alex some very enlightening advice that is making him reconsider some things... Key Takeaways: This guy has a team of 18 people and is doing around 25 wholesale deals a month. Alex was typing so fast in his phone trying to make notes and keep up with him! First tip: Make sure you are taking your calls live. Have a backup method in case your acquisitions managers can't answer the call live. Track these KPIs weekly! Acquisition managers should honestly be solely focused on going on appointments and closing. Answering live calls/following from unqualified leads is a distraction for them. Alex is in the process of scaling up. What does that look like from a logistics perspective? Out of 12 appointments, the team was able to close 4 of them. Email is getting drowned out. Open rates are very low. You have to go above and beyond for sellers. Mentioned in This Episode: Alex would really appreciate it if you could leave a review in iTunes: Flip Empire on iTunes Check our Patreon and support the show! Tweetables: "Make sure you are taking your calls live." "I had a dedicated lead manager and just fed my top closers the best deals." "Go on every single appointment where the seller has pain and motivation regardless of the price." Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show? EP186: Greg Helbeck Breaks Down The Sales Process (So You Can Help More People, Close More Deals, and Make More Money!)

Greg Helbeck has only been in the real estate business for the last 2.5 years. He's seen great success in his wholesale business in New York as well as his virtual wholesale business in Texas. He's gotten so good at the sales process that his sales mentor, John Martinez, has brought him on to help clients close more deals and make more money. Today's episode features Greg breaking down the sales process. Key Takeaways: How did Greg get started in this business and what does his business look like today? At the age of 20, he went to a real estate seminar. He was completely broke at the time and spent his last dollars just to go to the event. Greg struggled HARD for 9 months. Greg is a full time college student and does 2-3 deals a month now. The first thing Greg did was invest in himself, this is why he has become successful in such a short amount of time. Greg would cold call local investors and ask them to meet for coffee. Greg works with John Martinez and helps train real estate investors on the sales process. What's it like working with John? If you have the mentality to help people, to give value, good things will come back to you. No matter what! Alex and Greg do a quick role playing session. Greg gives a detailed breakdown on what a typically sales process looks like. Mentioned in This Episode: You can connect with Greg Helbeck on Instagram, Facebook, or visit his company here. Tweetables: "The first thing I do is set the expectations of what's going to happen on the call. It's called an advanced agreement." "I start going negative, basically using some reverse psychology to see if you're a motivated buyer." "The last thing you want is people saying they gotta call you back or 'I gotta think it over.'" EP185: Screw Perfection, Be Intentional, and Strive for Growth

Alex has three quick takeaways from this week's show. He has seen a lot of growth happening in his business over the last 90 days to the point where it's almost surprising how much you can really get done in just 3 months. Alex is also increasing his direct-mail campaigns by about 4-5 times and with that comes some new challenges. On this week's show, Alex offers some simple reminders so that you don't get complacent about your success. Key Takeaways: There is so much you can accomplish in a three-month period. Be intentional and do the work. Don't strive for perfection, strive to be better. Stop following someone else's success story. Social media can be deceiving. Stick to the basics. The fundamentals aren't sexy, but they'll get you to where you need to go. Alex is now 4 to 5X-ing his direct-mail campaign, and with that comes some challenges. When Alex was growing up, he wanted to become a professional athlete. From his father to his coaches, they would all break it down and focus on the basics so that he could get better. Go back to the basics and just be consistent with it! Mentioned in This Episode: Alex would really appreciate it if you could leave a review in iTunes: Flip Empire on iTunes Check our Patreon and support the show! Tweetables: "Sometimes you don't realize how much you've been able to accomplish in such a short amount of time." "Don't strive for perfection, strive to get better. Perfection doesn't exist." EP184: Alex Details How Traction, and Implementing EOS Has Impacted His Business So Far (& He Reveals His Top Takeaway's from the 3-Day Implementation)

This week's master class features Alex doing a solo show in front of his inner circle webinar class. He condenses down three days of training into a quick 20-minute takeaway session on what he learned during these implementation meetings. This knowledge has been so helpful for the business. Everything from goal setting, KPI tracking, to more organized and efficient meetings, and identifying core values for the company have helped the team excel and grow exponentially. Key Takeaways: What did the one-day and two-day EOS implementation even look like for Alex and his team? A lot of people are tracking the wrong KPIs. Usually, meetings are structured in an inefficient way. Alex breaks down what a 'good' meeting looks like. Some of the KPIs Alex and his team were tracking actually made no sense to do. The heart of the Level 10 meeting is getting to all the 'issues' in the business, to which you dedicate a total of 60 minutes to tackle. The problem with a lot of these meetings is things get talked about, but nothing ends up getting done. At the end of the meeting, you then rate it from on a scale of 1-10 on how well it went. This gives you feedback from the team on how to make the meetings better in the future. Core values are so, so, so, so important for the company and they are instrumental in developing company culture. Why do you do what you do? Also during the two-day event, Alex and his team took a hard look at their ideal customer avatar. The Flip Empire Inner Circle Want to close more deals and generate more revenue?
