Opes Partners
The Property Academy Podcast is a daily show that gives you insight, analysis and strategies for how to get the most out of the NZ property market.
It's hosted by Ed and Andrew from Opes Partners.
Ok, now for the legal bit. The Property Academy Podcast is for your general information. It’s not financial advice.
So the hosts aren’t telling you what to do with your own money. We’ve made every effort to make sure the information is accurate. But we occasionally get the odd fact wrong. Make sure you do your own research or talk to a financial adviser before making any investment decisions.

4 Ways To Live Off Your Property Portfolio | Ep. 222
In this episode, we discuss different ways to live off your property portfolio. There are four ways we discuss, each with their pros and cons:
Using a reverse mortgage to live off the equity within your properties
Using a principal and interest mortgage to pay down debt to create a decent rental yield you can live off
Buying multiple properties, selling half and paying off the mortgage on the rest to create a rental yield
Restructuring your portfolio when you need the cash from one geared towards capital growth to one geared towards yield
Our conclusion and preferred option is that the last option best suits most Kiwi buy and hold investors. Listen to the full show to fund out why.
We also mention that we are holding a property investment webinar this Tuesday at 7pm where you will learn how to run the numbers on an investment property.

Strategies To Supercharge Your Property Portfolio | Ep. 221
In this episode, we discuss how you can go from 2 properties to 5 properties and beyond. At some point, many investors hit a wall and the bank stops lending to them. No lending = no new investment properties.
But, unless you understand why the bank isn't lending you more money, it's very hard to fix it. Worst of all if you keep applying for lending and get denied your credit record will continue to disintegrate – making it harder for you to get lending in the future.
Here, we cover off how to increase both your servicing and your equity position so that you can supercharge your property portfolio.
We also mention our upcoming property investment webinar, where we will teach you how to run the numbers on an investment property. It's completely free and is happening this Tuesday 21st April, you can sign up and register here.
