The Property Academy Podcast is a daily show that gives you insight, analysis and strategies for how to get the most out of the NZ property market.
It's hosted by Ed and Andrew from Opes Partners.
Ok, now for the legal bit. The Property Academy Podcast is for your general information. It’s not financial advice.
So the hosts aren’t telling you what to do with your own money. We’ve made every effort to make sure the information is accurate. But we occasionally get the odd fact wrong. Make sure you do your own research or talk to a financial adviser before making any investment decisions.

Help! It's Xmas + I Can't Find a Tenant ... How To Get Through a Vacant Period | Ep. 468
In this episode, we discuss what to do as a property investor if you are going a period of 'vacancy', where you don't have a tenant paying you rent.
This is particularly timely right now since, during the Christmas period, there tend to be multiple developments coming up for completion at any one time.
This is because developers rush to get their projects settled before Christmas so that they have cashflow for the holiday period. But, that does mean that multiple projects come to the market at a time where tenants are more scarce than usual.
We discuss the three tactics you can use to get you through a tough period of cashflow ... as well as talk you through when it makes sense to drop your rent or not.

New Data: There Aren't Enough Listings To Go Around ... Your Latest Market Update | Ep. 467
In this episode, we detail the latest data from the Real Estate Institute of New Zealand and realestate.co.nz. The main takeaway is that there aren't enough listings to go around.
Although the total number of listings was up over 14% compared to the last year ... the total number of properties was up almost 30%. That means that all around the country, there are a record low number of listings, which fuels house price growth.

In this episode, we discuss price elasticity of demand and supply ... what they are ... and what they mean for property investors in New Zealand.
Price elasticity is a measure of how responsive quantity is to a change in price. The amount of a good that is purchased can either change a lot or a little in response to a change in price ... and understanding price elasticity helps us to predict how prices will change in the future.

The Economics of Being a Developer ... Do They Make a Lot of Money? | Ep. 463
In this episode, we are once again joined by James Parker from Stonewood Canterbury to discuss the economics of being a developer, and the costs that are associated with building brand new residential properties in Canterbury.
James shares that in a place like Selwyn District, 32% of the cost associated with a $550k property would go to land and then there would be an additional $2000 per square meter of build costs. On top of that developers also need to pay for their own staff costs and well as finance and interest costs. The returns can be attractive, but it comes with significant risk as well.
