Exposing Financial Truths to Get You on the Path of Building Wealth with Jonathan DeYoe

Welcome back everybody to the AJ Osborne Podcast, I’m your host, AJ Osborne! Today we have an awesome guest lined up for you. We’re talking everything wealth and finance with the one and only Jonathan DeYoe. It’s an unfortunate truth and one we can see almost everywhere we look - when it comes to wealth and finance a large majority of the population is drastically under educated and under prepared. This is the case a lot of times regarding even the most basic fundamentals of finance, money, society, the economy, and how these pieces all fit together. This is a huge cornerstone of my conversation with Jonathan today. It was such a great time to dive into topics like social, economic, and wealth gaps and where they really stem from, the illusions that the finance industry has peddled to us all, the philosophy of money, currency, and how these differ, defining what risk really is, and discovering where wealth truly comes from. I’m going to tell you right now, this is a podcast you’ll want to put on repeat to ensure you really hit everything going on in this discussion. As we’ve already pointed out, there are massive issues that we face as people, an economy, and a country when it comes to finance. We’re supposed to plan our financial futures but how in the world are we to plan if we don’t even know how the system works? Don’t get left behind. Get educated, get prepared, share this podcast with your friends and never stop learning and growing. Thanks for listening everybody, AJ You can keep up with Jonathan and continue your financial education over on his Mindful Money website at - https://mindful.money/

Wealth Creation - The Keys to Building and Attaining Real Wealth

Welcome back everybody to the AJ Osborne Podcast, I’m your host AJ Osborne!   The goal for so many of us is to become wealthy and live the lives that we’ve always wanted to live. To build real, true financial freedom. To separate your income from your time and to be able to spend your time however you please. Building wealth is a beautiful thing.   There’s only one problem…   How do we actually build and attain wealth? Or even - what does it mean to be wealthy?   These are huge questions, questions that we won’t be able to totally dissect in this one episode. Even still, this episode will help get you off on the right foot in understanding the fundamentals of wealth creation and the real world process to building wealth and freedom.   I cover a lot in today’s episode but some of the topics I’m going to cover are keys to starting to invest and build wealth, getting rid of the fairytale entrepreneur archetypes, understanding demand, margins, and ROI, and more.   The goal of building wealth is no small order. It will take time, a lot of time, and it will take an equal amount of work. It’s not a process that we can afford to get wrong. We only have so much time and so much resources. Be sure you get off on the right path from day one and set yourself up to successfully build the wealth and future you’ve always dreamed of.   Thanks for listening everybody, AJ Stay in touch with me on the AJ Osborne website at: https://ajosborne.com/ You can also find the AJ Osborne Podcast on: iTunes: https://podcasts.apple.com/us/podcast/aj-osborne-podcast/id1466437301 Spotify: https://open.spotify.com/show/6Py4hxvj5Yh1rRpat7mkro?si=AeIIGjaTS2y47E1W4DLS3w Stitcher: https://www.stitcher.com/show/cash-flow-2-freedom

The Wealth Building Strategy You’ve Never Heard of with Tom Laune

Welcome back everybody to the AJ Osborne Podcast!   We have an incredible guest lined up for you guys today that is going to share some amazing looks behind the curtain of wealth building. It’s my pleasure to welcome and introduce Tom Laune.   Tom wasn’t always in the financial industry. He actually worked an exciting job in the music industry for 29 incredible years as a producer and mix engineer. Due to partial hearing loss, Tom unfortunately had to exit the music industry. But he didn’t stop there.   Tom had always been passionate and interested in the wealth building process and finance. This being the case, Tom decided to go back to school and is now a financial consultant for clients across the country. But what is Tom doing in the world of finance and investing that sets him and his clients apart?   Before we get to that - have you ever wondered how banks use the money that you give to them? No, it’s not just sitting in a vault. When you deposit that money into your accounts at your bank, they immediately turn around and leverage (or lend) that money to borrowers at an insane ratio of 10 to 1. This means that after banks build up and meet their required reserve amount, or the amount of cash they are required to have on hand, the banks start lending YOUR money at that 10 to 1 ratio and earning interest. So for every dollar they hold, they leverage ten, and make money using YOUR money. This process is what we’ve come to call fractional banking.   Banks sure do have a great set up right!? But what if you could actually operate just like the banks? What if you could become your own bank?   Well you can.   This is what Tom is here to share with us today. He’s going to dive into his bullet proof wealth building strategy where he shares with us exactly how we can start operating and building wealth just like a bank. We talk about the tools to leverage and deploy to get you there and this amazing process of taking control of your money and not giving it to a bank. We also dive more into this concept of fractional lending or banking, infinite banking or sound money theory, inflation and deflation, and more.   All I have to say is get those note books ready. Thanks everybody, AJ   Keep up with Tom on his website Stress Free Planning: https://www.stressfreeplanning.com/

Passive Real Estate Cashflow Using Multifamily Syndication with Lane Kawaoka

Welcome back everybody to the AJ Osborne Podcast! I’m your host, AJ Osborne. I have another amazing guest lined up for you all today - the man himself Lane Kawaoka. Lane began like most of us do - he had a secure job working as a railroad engineer, he had a house, he was building his life. Being gone so much for work though, Lane decided to start renting out his house. One thing after another happened and before he knew it, he had 11 single family doors across the country. The thing was, once Lane realized the power that real estate had and the future that it could offer him, he decided investing in real estate was going to provide a much more rewarding and enjoyable future. After dabbling in single family for a while, Lane realized how management intensive single family was, and how much more difficult it would be if he were to scale simply in the single family home asset class. This was even the case if he continued buying turn key investments (more on this in the episode). Enter diversification and scaling both horizontally and vertically. This is exactly what Lane did. Now, Lane syndicates multifamily deals. We talk about scaling, choosing the right investment strategy, the exact metric he uses to analyze a market for multifamily. We talk development, how to maximize cashflow while being able to leverage your property and what his ideal loan to value ratio is. Lane even shares the exact markets that he’s looking at currently to find some sweet multifamily deals. This is just a peak at everything we cover in today’s episode. If you’re interested in investing in multifamily, this is a podcast you won’t want to miss. You can learn more about Lane and his investment strategies on his website at: https://simplepassivecashflow.com/ Thanks for listening everybody, AJ

Welcome back everybody to the AJ Osborne podcast! I have an incredible guest lined up for you all today that I know you’re going to enjoy and take a lot away from. Our guest today is the one and only Bad Ash Investor herself Ashley Wilson. As you know, I’m quite the fan of real estate and the amazing advantages it provides for offsetting taxes, cashflow, diversifying income, and much more. Ashley also loves real estate and shares with us today how she went from simply house hacking one of her first homes, to now owning and operating 600 multifamily units. Initially when Ashley began house hacking, she did some short and long term single family rentals. Shortly after though, she partnered with her dad who was a contractor, and began flipping homes. Then like most investing strategies, she decided to take everything to the next level and began investing in multifamily. Fast forward to today and she’s doing multifamily syndication, has 600 units, and is in the planning process of actually developing a multifamily complex from the ground up. In short… she’s killing it! We cover a ton of ground in today’s episode talking everything from CAP Rate compression currently in the multifamily industry, the cost of capital and what that means to you, lending and the current rates, how COVID has affected the multifamily industry, and then… we talk the big stuff. How does Ashely find deals? What is she looking for when she’s trying to find a good value add opportunity? How is she finding good markets to invest in? How is she analyzing these markets? This is just the tip of the iceberg. Ashley also shares with us what she’s focused on for the future and what she’s projecting for multifamily in 2021. Making the Leap from Career to Full Time Investor with Justin Hannah

Welcome back everybody to the AJ Osborne podcast! I’m excited to bring you yet another incredible guest for this episode todaywho shares a wealth of knowledge with us about real estate investing, family, and the process of building the life you’ve always dreamed of. It’s my pleasure to introduce you to full time real estate investor Justin Hannah. We all dream about our perfect or ideal life - the house we’d like, our family, our income, our freedom. We often get caught up however on the end goal instead of focusing on the process that will get us to that end goal. This makes sense because a lot of what we need to do to reach our end goals makes us uncomfortable. We have to work extra hard, we have to deviate from our normal routines and the normal routines of those around us, we have to leave that job, we have to assume control and responsibility of everything in our working life… the list goes on. These can be huge and daunting, but they’re certainly worth it. Justin is a perfect example of someone going through this exact process and today he shares that journey with us. We talk about the career lifestyle and the sense of security that a so called 9-5 job gives so many us. We talk about the massive shift in mindset from being in a career based job to becoming an investor. We even cover the very real fact that simply saving money for your future isn’t enough, that investing is the only way to truly secure your financial future. But how exactly do we do this and what exactly do we need to do? We’re going to cover all of this in today’s episode and we’re going to dive into just how Justin made the shift from 9-5 to being a full time real estate investor. He shares the steps he took, strategies he’s using, and what the entire process has looked like for him and his family. Thanks for listening everybody, AJ Keep up with Justin on social media, his website, or even on his podcast: Instagram: @justin.hannah365 - https://www.instagram.com/justin.hannah365/ Justin’s Website and Podcast: https://realestateinvesting365.co/

Welcome back everybody to the AJ Osborne podcast! As you know, I’m a huge fan of real estate investing. We’ve had numerous guests on the podcast that have shared their incredible real estate insights and investing strategies. There’s an investment strategy though that we haven’t talked a whole lot about - stock market investing. That said, I’m super excited to introduce you to Nick McCullum. Nick is the Director or Growth at a Passiv. Passiv is a rebalancing software solution for people who want to invest passively in the stock market. Nick started looking into and getting interested in the stock market and investing when he was in college. His interest soon lead to a passion and ultimately a change in his degree. After graduating with a math degree, Nick began working for a research firm in the finance world and he hasn’t looked back since. In today’s podcast we’re going to look at the difference between active and passive investing, the importance of diversification across assets and asset classes, risks you need to analyze, and the big daddy of them all… fees. The Future of Wealth, Capital, the Economy, and Business

Welcome back everybody to the AJ Osborne podcast! Well everybody, it’s been quite the crazy year for a lot of us. In one way or another we’ve all been affected by these global, national, and local events that have had massive impacts. There’s been a lot of uncertainty and discourse as a result of these events. Rightly so, we all have questions and concerns and a lot of us are looking for direction. What does all this mean for the long term? How about the short term? Where do we invest? How do we invest? Where do we put our money? What will be the effects of the stimulus being injected into the economy? These are just a few of the questions I’ve seen coming up over the past several weeks and today’s podcast is going to cover each and every one of these topics. Something we absolutely need to do is take a long look at where we’ve been and get a really good idea of where we’re going. We need to look at the past to gauge and plan for the future. There are some major social and economic lessons we need to study and learn from our history books. So many of the same or similar events play themselves out over and over again throughout history, we simply need to take note and do what we can to prepare or even totally avoid our social and economic mistakes of the past. So much of this is exactly why I’ve chosen to invest in real cashflowing assets. I’m going to talk about the importance of cashflowing assets, the perks, understanding risk, and more. At the end of the day, we shouldn’t be asking where to put our money, we should be asking what kind of a strategy can we build where we can control our money and thus, know exactly where to put it and when. All said and done, I think we have an amazing future ahead, but it’ll take work and smart decision making done with a heavy emphasis on the long term. Listen in and let me know what you all think. Shoot me your questions and comments on social media (links below), or submit them on our Self Storage Income website (also linked below). Thanks everybody, AJ
