When Jake & Gino organized their first event 'Multifamily Mastery' in 2017, there were roughly 175 attendees. In 2022, more than 1200 participants attended the fifth edition of the same conference. In this episode, Jake & Gino have shared their experiences and encapsulated some of the tips to help you plan and host a successful real estate event: 1. Define your goals and objectives. What do you hope to achieve with this event? Do you want to generate leads, build relationships, or something else? Once you know your goals, you can better plan your event to achieve them. 2. As I was rereading Napoleon Hill’s “Think and Grow Rich”, I came across a fantastic method of training your mind to acquire money. The accumulation of money in our society has become a frowned upon achievement by many, but as I have grown older, I know that this type of thinking has become destructive to our country. Many people view money as the root of all evils, but I feel that how people use money and their intent dictates whether money will be used for good or evil. If you view money as not necessary or as evil, then your chances of attracting money will diminish dramatically. Money allows a person to be more of who they are. If you are a jerk, then money will allow you to become more of an unpleasant person, but if you heart leans toward charity, then money will allow you to express that side of your personality. I always tell my friends that poor people are not the ones building schools and hospitals, and money is energy that fuels the economy. The more money that I can earn, the more that I can donate to charity and utilize for worthy causes. My goal for the Jake & Gino community is to create multifamily entrepreneurs, where these people can take control of their financial future and contribute to the growth and prosperity of our country. I encourage all the readers to follow these six steps and you will attract all the money you want and deserve. Here are Napoleon Hill’s 6 Steps: ✔Fix in your mind the exact amount of money you desire. ✔What are you going to give back to get this money. ✔Establish a date by when you will acquire money. ✔Create a definite plan and execute. ✔Write out a statement stating how much you desire, the time limit and what you intend to give to get the money. ✔Read statement allowed, during day, when you wake up and before you go to bed. Before bed, your subconscious works on it. There is some truth when people tell you to sleep on a problem and wake up refreshed and with an answer. On this episode, Gino is with Darren Light, an active member of the Jake & Gino Multifamily community, both as a student and Mentor. He is with the community since Multifamily Mastery 1 conference. Today, he talks with Gino about his transformation from W2 to becoming a Mentor with the community. He shares his experience about how he started with the partnership, got the first deal and how he is still growing his portfolio by investing in RV parks. Darren Light is a mechanical engineer by trade and started investing in real estate in 2016. In April of 2017 he left his corporate job to pursue real estate full time. His portfolio consists of single-family rentals in Knoxville, TN, as well as over 100 units in central and eastern Tennessee with a combined market value of over three $3,000,000. Darren has successfully completed eight flips and has multiple active projects in Knoxville and the Tri-Cities area. Any experienced investor will tell you how significant it is to know how to conduct a thorough multifamily apartment due diligence. Due diligence is defined by Investopedia as the care a reasonable person should take before entering into an agreement or a transaction to another party. I learned the importance of due diligence, or lack there of, soon after my first real estate blunder. There are 3 types of due diligence: 1. Financial 2. Physical 3. Legal As a rule of thumb, always perform the financial due diligence first. If the numbers don’t work out, then you didn’t waste any money or time on the property inspection or legal work. The majority of deals that don’t go to closing are because of the financial due diligence. In these uncertain times, we recommend a thirty day due diligence period for performing your due diligence. The due diligence period should not commence until you’ve received ALL the requested financial documents. This will motivate the seller to turn over all the records in a timely fashion so you can perform an accurate analysis of the property’s performance much more quickly. Watch the video to learn more.
