Travis has been investing in real estate since 2009 in multi-family, single-family and vacation rentals, while working on an oil rig. Life is about choices and values.  Our values reflect the things that matter the most to us. When we live our best life and our most authentic life, it is usually lived from our values.  Our values are an important part of the decision process and really define who we are as people. You can literally take your core values list and use them as a guide in your decision making process.  Your values become a guide for what you say “yes” to and what you say “no” to. A life that is in sync is a life that makes decisions consistent with one’s core values.    It would be very challenging to be able to set goals and achieve them without getting clarity on your values.   Questions or comments? Produce at your W2 job or business to earn & save money.  Save your additional income to invest. Begin to educate on investing & changing the mindset (Education X Action = Results). Join mastermind groups, communities & attend events. Become a producer, not a consumer. Purchase assets that produce a yield. Get into a better tax position. Reinvest the yield into other assets. (Refi & Roll) Pay off all personal debt to create snowball. Keep snowball rolling & move to fulfill soul purpose. Give back. Tips: Create home budget. Plan your weeks. Create yearly goals. Put aside emergency fund of $1,000. Put aside 3-6 months of income. Properly insure yourself. Insure for the catastrophic, not the consequential.  Look at all coverages, and your investments to make sure you are maximizing them. Take control of your credit score. Dylan and Mike discuss why budgeting is so important and how to review your revenue and expenses.   The reason for budgeting is to create accountability for you and your property management team. By creating budgets that both agree on you can create a game plan and prevent expense creep. You will continue to improve by constantly monitoring your budgets.   The first step to budgeting is reviewing the current year’s performance. This will allow you to create a baseline and understand how the property is performing. This will also allow you to also reset your underwriting assumptions going forward.   Next you need to review your revenue nd see how the nature of the expenses. For revenue can you improve your rents to market rents or can you improve your occupancy. Can you increase other income by charging fees such as Pet Fees or Move-In Fees?    When reviewing expenses can you reduce the fixed, seasonal, or variable expenses? You can do this through negotiating and reaching out to your vendors. Review the rent roll to see how many move-outs will occur per month so you can see your turn costs. This will also allow you to create better baselines for renewals.   You need to compare your actuals and budgets with your initial proformas. This is important so you can see your investors’ returns.    Budgets are a tool that allows you to start the conversation on ways to improve the performance of the property.   Expert Pro Tip: Review your market assumptions and see if they appear reasonable with your performance. Growing up, he worked as a bus boy in Asian restaurants, delivered newspapers, and worked as a guide in dance clubs. After college, he worked in the Tech industries for 15 years. Being an ex-employee of Intel Corporation, as well as founding and selling a tech startup in 2007 by the name of Formosa Technology which manufactured and distributed memory chips for both PCs and cell phones.
