Who do you ask for property investment advice? With so many mixed messages and vested interests, who can you really trust? And in today's property markets, there are very few advisers who have the perspective of having lived through and successfully invested in several property cycles and understand how to take advantage of the current stage of the property cycle. Yet there is a new breed of so-called property experts emerging. So, what's the threshold for being able to call yourself an expert? Usually, experts have years of experience in their chosen profession. They're at the top of their industry, and they shape the path of progress. And yet, there's no shortage of so-called "property experts" and buyers' agents whose only real experience seems to me they've done a short course and really love property. The rise of these so-called "advisors" coincided with the practice of personal branding on social media. While social media has undoubtedly created fantastic opportunities for real experts to connect and share their knowledge, it has also opened the floodgates for a tsunami of self-titled "property experts" looking to flog their books, consulting sessions, training programs, or online courses. So, in today's show, Mark Creedon and I are going to share some advice from Warren Buffett. As I said, don't take advice from somebody you wouldn't trade shoes with, and I bet you'd love to be in his position. The bottom line. Investing is getting harder; should I get out?| October 2022 Big Picture Podcast
It's been an interesting few weeks full of economic news which has led to a lot of uncertainty about the future of our economy and our property markets. If you're a regular listener you'd know that once a month I catch up with leading economic commentator Pete Wargent for these Big Picture podcasts when we look at the macro factors affecting our economy and our property markets, and we've got a lot to discuss today. Interesting, only a couple of minutes after we recorded this show, the Queensland Government did a backflip and repealed its outrageous Land Tax, so even though we spend a couple of minutes talking about this in today's show, this tax is no longer a concern, however the underlying tendency for Governments to see property investors as an ATM hasn't really gone away. And in other good news Governor Philip Lowe is easing his foot off the economic brake to take time to assess the impact of the most aggressive monetary policy tightening since the early 1990s. The RBA sensibly dropped back to a 0.25% hike this month taking the cash rate to 2.6%. While it's likely we'll have one or two more 0.25% rate hikes, it looks like the peak of interest rate increases is in sight, and in today's show you'll hear Pete Wargent and me give you our thoughts on what that means for our property markets. I also chat with Pete about the latest US inflation figures and interest rate hikes there which spooked the markets as there was no sign that underlying inflation is abating and the probability of a recession in the USA increasing. You may remember that Reserve Bank Governor Philip Lowe warned that a deteriorating global economy would make it hard for Australia to achieve a "soft landing" due to the economic buffeting that is underway. At the same time, he also said he would not be surprised if house prices fall 10 per cent from their peak. But then only a day later Jonathan Kearns Head of Domestic Markets at the RBA suggested the falls could be 15%. But I don't necessarily agree with them, and I explain why in today's show. Here's why now is a good time to buy your next property, with Stuart Wemyss
Our property markets couldn't look more different from this time last year if they tried. Gone are the frenzied buyers gripped by FOMO, housing markets in which prices rose by $1200 a day, and auctions that routinely finished millions of dollars over their reserve. Last year's scenario of never-ending price rises has been replaced by rapid-fire interest rate rises (with more to come), slowing or falling prices (depending on your postcode), and a general sense of trepidation. If you're a buyer, do you sit on your hands and wait for prices to fall? Or do you buy now before interest rates and inflation rise even more, reducing your borrowing power and spending capacity? If you're a seller, do you list now and meet the market before prices possibly fall further? Or do you hold off, assuming there will be less for sale in a few months, meaning fewer homes to compete with? In other words, what's the right thing to do now – buy, sell, or hold? RBA interest rate warning: the global signs aren't good, with Dr. Andrew Wilson
It's been an interesting month full of economic news. Recently the latest US inflation figures spooked the markets as there was no sign that underlying inflation is abating Then back home, Reserve Bank Governor Philip Lowe warned that a deteriorating global economy would make it hard for Australia to achieve a "soft landing" due to the economic buffeting that is underway. He is also worried that businesses are using inflation as a cover for even higher prices. And speaking of the property markets, he explained he would not be surprised if house prices fall 10 percent from their peak. He also said the RBA wasn't to blame for housing affordability issues - blaming the choices made by society. There's a lot to unpack from Governor Lowes' speech so in today's show Dr. Andrew Wilson and I discuss this plus lots more.
