February 2023 Big Picture Podcast with Pete Wargent
Predicting the future of the property markets is a challenging task, especially when there are so many mixed messages and conflicting information available. So welcome to this month's Big Picture podcast where Pete Wargent and I explore the macroeconomic factors that are currently impacting the Australian property markets. As usual, we'll cover everything from interest rates, inflation, consumer sentiment, and government policies, and explore how they affect supply and demand, property values, and market conditions and we'll highlight the factors that we think you should understand. Whether you're a seasoned investor or simply interested in the health of the property market, today's show will provide you with valuable insights and expert analysis of the big picture. The Big Picture with Pete Wargent If you would have asked me this time last year, I wouldn't have thought we would be talking about an inflation rate of close to 8%, 9 consecutive interest rate rises, and that the war overseas which had just commenced would still be raging. And considering the upbeat state of our markets last year and the fact that we were emerging from Covid, I would not have thought Australian consumer confidence would be at historic lows 12 months down the track. But here we are. Predicting the future direction of our property markers seems to be more challenging than it has been for a long time. There are so many conflicting messages and so much conflicting information out there. On the one hand, we have experts who believe we are nearing the bottom of this. Is now the right time to invest in commercial property? With Brett Warren
Are you thinking of getting involved in commercial property investment? It seems with rising interest rates, investors looking for strong cash flow, and more and more investors are thinking about commercial real estate. While it might look like the exclusive preserve of the rich and famous from afar, as you edge a little bit closer, you'll see that commercial property investments are well within the domain of many current residential investors. Unfortunately, I've seen many investors go wrong with commercial real estate because they don't really realize that the rules for commercial property are very different from residential investing, and they are given a false sense of security from some of the podcasts and blogs encouraging this type of investment. I bought my first commercial property in the 1970s, and I've made all the mistakes, but today I'd like to give you some clarity and direction regarding this. So, I've dedicated the entire episode of this show to shops and warehouses and offices as I discuss commercial real estate with Brett Warren, national director of Metropole Property Strategists. 25 things successful people don't do, and neither should you! With Mark Creedon
It's the beginning of yet another year and a prime time for all of us to take stock of who we are, where we've been, and where we want to go. At the end of this year, some of us will look back on the year with joy about what we've accomplished. Twenty-two lessons from 2022 you don't want to forget
2022 was an extraordinary year, wasn't it? And for most of us, it's also been a return to our daily lives of family, work, leisure, and vacations. However, looking back to this time last year, who would have thought that we would have 8 interest rate rises in as many months, that inflation would be rampant, or that there would be a war on the other side of the world that would last for almost a year? Nobody could have foreseen all that's happened, including the severe slump in consumer confidence because of all the economic uncertainty or that the coronavirus keeps lingering. But as we're now well into 2023, I can't help but reflect on what Australia as a country has accomplished and what I've achieved personally, what I've overcome, and the lessons I want to carry with me into this New Year. And I'd like to share them with you today to help make 2023 a great year for you in your property journey. How to use property data to your advantage (Summer Series)
While it's not rocket science, it's not easy to research our property markets given the array of jargon and information and the many mixed messages that are out there. So, in today's podcast, I would like to chat with you about some of the many sources of research data that we look into to ensure we make good investment decisions for ourselves and our clients at Metropole. You'll hear me explain the importance of data but also how even more important is the ability to put the plethora of information into perspective, as I share with you several metrics that we look at when deciding where to invest. And just as importantly, I'm going to share with you one very commonly used data metric that most investors use but at Metropole we almost totally ignore. And I'll explain why you should also. Here's why the property markets may have already bottomed, with Stuart Wemyss
Have their property markets really bottomed? Well, that's a brave call made by my guest today, Stuart Weymss. If you think about it, this time last year, the property market was running full steam ahead, consumer confidence was high, and you could still get a fixed mortgage rate with a 2 in front of it. What a difference a year makes. The Reserve Bank of Australia began lifting the cash rate in May in response to rising inflation and hasn't stopped since - enacting the fastest series of rate hikes since the 1990s and sparking a dramatic turnaround in property values. As the property market edges toward the end of 2022, prices have fallen by around 7% overall, but by more than 10 percent in selected areas; fixed-rate mortgages start from 5 percent and buyers can afford to borrow far less than they could a year ago. So how much further are our property markets going to fall?
