If you’re raising money or investing passively, there are some key things to look out for with syndications: 1.) Make sure the business structure is set up properly to protect everyone’s investment. 2.) Find the right attorney for the job. 3.) Don’t wait to set up the structure and find your attorney. Pre-plan! 4.) Look for commissions paid to capital raisers. Avoid doing this and investing in these types of deals. 5.) Too little capital. You want to be sure that enough money is raised for success. Too much money is better than not enough. 6.) Paying out phantom returns to investors. This is a great way to get fooled/fool others. Many syndicators raise extra capital and then do distributions to investors pretending the extra capital they’re distributing is profit. 7.) Have a good debt structure.
