Street Secrets 030: Scott Aggett of Green Shoots Property | Nationwide Negotiation
“Understanding the motivation of the vendor, the buyer competition, and the sales agent — those three pillars set up every negotiation.” – Scott Aggett
Property negotiation is one of the most misunderstood parts of buying real estate — and it’s often where buyers lose the most money.
In this episode, Chris Bates sits down with Scott Aggett, a former real estate agent with more than 30 years of experience and over 4,000 property transactions, to unpack the psychology behind negotiations and why buyers consistently overpay.
Scott shares insights from his time running one of Australia’s first negotiation-as-a-service platforms, Hello House, and discusses his current work advising investors nationwide through his buyer’s agency. The conversation explores how agents think, why negotiation is more about psychology than comparable sales, and how understanding the motivations of vendors, buyers, and agents can dramatically change outcomes.
They also dive into some controversial industry topics: the truth about off-market deals, the risks of high-volume buyer’s agencies, and why many investors are being pushed into questionable “hotspot” markets.
If you want a clearer view of how property deals really happen—and how to protect yourself in the process — this episode is essential listening.
