Street Secrets 029: Jayden Hurvitz of One Buyers Agency | Sydney - Top End
“Eight or nine years ago, we were buying the same houses in Maroubra for $1.2M to $1.5M that are now going for $8M, $9M, $10M.” — Jayden Hurvitz
Sydney’s eastern suburbs have long been some of the most tightly held and highly desired property markets in Australia — but right now, the rules are changing.
In this episode, Chris Bates sits down with Jayden Hurvitz to break down what’s happening across the prestige end of the market, from luxury family homes to semis, apartments, and next-generation lifestyle suburbs.
Jayden shares how he and his team think about scarcity, buyer psychology, agent relationships, and the shifting patterns of wealth driving demand across the east. They unpack why some buyers will pay a premium to stay near schools, family, and familiar pockets, while others are pushing toward the beaches and coastal suburbs in search of a different lifestyle.
The conversation also dives into the impact of new planning and development changes, and why due diligence now matters more than ever. From Rose Bay and Bellevue Hill to Bondi, Bronte, Vaucluse, and Maroubra, Jayden explains where the pressure is building and what smart buyers need to watch closely.
If you want a sharper read on Sydney’s eastern suburbs — where prices are moving, what compromises buyers are making, and why some pockets may outperform others — this is the episode to hear.

About the Guest
Jayden Hurvitz is the co-founder of One Buyers Agency, a Sydney Eastern Suburbs buyer’s agency, which he built alongside his sister and business partner, Carli Skurnik. Before entering property, Jayden spent close to a decade in New York working across high-growth startups, helping scale teams and operations within multi-million dollar businesses, as well as being involved in acquisitions.
He transitioned into property after renovating his own apartment, eventually joining Carli in the buyer’s agency space before launching their own firm. Today, their team specialises in the tightly held Eastern Suburbs market, working across both lifestyle buyers and high-end investment clients.
Jayden’s approach is grounded in data, negotiation strategy, and strong agent relationships, with a focus on accessing off-market opportunities and navigating complex due diligence — particularly in a market where planning changes, scarcity, and competition play a major role.
