Pappatee says Christchurch is about at its long-term average, whereas we're still saying it's undervalued. We don't use a trend line except for Auckland because of recency bias. If you assume that one area is going to become less valuable compared to the rest of New Zealand and other areas are going to be more valuable, two things happen.
