I would say, yeah, I'm not super, but a little bit. And you know, to be a good multifamily broker, you absolutely have to be both because you're selling and you're doing analysis. Now, there are a lot of brokers out there that, you know, we'll get a pro forma from a broker and it's basically toilet paper because they don't really know what they're doing. But you know, a lot of them do know what theyre doing. It's really a superpower. So how, how'd that come about? Give us some of the, give me some of the pain and, and I call them seminars.
