Why Gap Funding Is Too Risky?

The first mortgage, or deed of trust, will provide some percentage of this investment property's purchase price. If a major mechanical system breaks and the borrower doesn't have the cash reserves to address it, it could very easily tilt this loan into default for non-payment. From where I stand, this loan is extremely risky.
