In terms of safety it's going to be the FFO payout ratio, the macro headwinds for the sector that we're in and kind of along the same lines for non-REITs as well. I would say probably half of my investments are on drip and it's something that I analyze on a monthly quarterly basis is just really looking at valuations or knowing when companies are going to be paying out dividends. If I see a company that's paying out a dividend that you know maybe I don't have a ton of confidence in maybe it's a sector like technology but then again health care could fit with energy still right now so hopefully that helps answer those questions.
