Private credit became a big source of capital after the financial crisis. The banks are out of this market, so now you're dealing with private credit funds and hedge funds. That market has attracted a tremendous amount of capital over the last decade. But that market really closing up a bit in the back half of the last year as much as the fear of the economy down turning is what really casts a little bit of a pall over our market.
