A lot of sellers out have re finance in the last two, three years, pulled out their equity, and now they're in a situation where markets softening. And so we're picking coming in and picking up houses left and right on sub too. Because people are just saying, take over my house and give me two thousand bucks for moving expenses, and here's my house. We're just getting free houses with subject too.
