Y'all called it out in your book and we call it Y'all's return on investment. If you own properties in, in this part of Texas, you're probably looking more at the asset appreciation unless you're getting into multifamily. The 30 year average on a 30 year interest rate is around 7% little higher than 5%. So I don't see us going back to those crazy lows.
