I think our competitive advantage is that when we're spending a billion and a half dollars a year, we can keep someone's attention real time rather than have them worry about moving to the next project in six months. One of the biggest thing is trying to develop lots just to keep up with underlying home sales. And the other side of the equation is really just trying to get a pulse of our residents.
