The Rent to Price Ratio Is a Good Proxy for Cash Flow

The rent o price ratio basically says, if you divide your monthly rent by the purchase price of a property, it should equal one %. The theory is that this is a good proxy for cash flow. I've actually done some data analysis into this, and there's truth to that. There's about a point eight five ation between the rent to price ratio and your cash low. So that's pretty good, pretty strong relationship. Would i ever buy a deal based on that? Lutely not.
