I think right down the middle of the fairway core type of cash flow centric real estate is interesting. We're about to see a significant shake up in the commercial real estate market, given what's gone on in rates. I don't think you need to do anything exotic or special to win there. In private equity, it's really, you know, we've done a good job of staying out of venture just because we felt like it was frothy the last couple of years. Now it's interesting prices have started to correct there. There's a lot of opportunity.
