You've got to read the contract, first of all, to see whether it is by Council in a flood-prone area and see just what that is. If an insurance company is not changing their policy, they don't think there's any risk to. So it might be a 1 in 100. If it's a 1 in 15 year flood zone, that's a completely different story. I wouldn't say I would personally put a blanket no go over a flood zone area. I think you just need to be across what the expectancy is to be affected by the flood and know that you're in the zone. Yeah, absolutely. Not tears of joy all the time.
