If you have a great credit score, having a steady stream of income that is something you can borrow against, has a substantial amount of cash savings,. I like to have the down payment plus all closing costs that you're going to pay in cash. That's actually more conservative position than putting the entire $100,000 down or even close to that and having very little left over for other investments.
